Prices from your own numbers

Your base rate is the anchor. Season, day of week, booking pace, lead time, and local events each nudge it up or down from there. It never reads back its own last price, so it cannot drift away from you one night at a time.

Moves both ways, inside your band

It raises rates on nights that are filling faster than usual and eases them on nights that are not. Set a minimum and a maximum and it will not step outside them, and a daily move cap keeps any single day from lurching.

Watch it before you trust it

Every property starts in watch only mode: the engine works out and records what it would charge, and publishes nothing. Turn that off when the numbers look right to you, and preview any date range before you do.

Publishes where you already sell

An approved rate is written to your calendar and pushed to your connected OTAs, so the price a guest sees is the price you decided. Pin any night to a rate you choose and the engine will not touch it.

Frequently asked questions

Will it undercut my rates?

Only within the band you set. If you set a minimum it will never price below it, and a daily move cap limits how far any single night can shift from where it opened. Set the minimum you would actually accept and the engine works above it.

Does it change prices without telling me?

Not until you let it. Every property starts in watch only mode, where it records the rate it would have set and publishes nothing, so you can compare a few weeks of its decisions against your own before handing over. You can also preview any date range at any time, pin individual nights, and stop it across a range in one action.

How often do prices update?

The nearest two weeks are reviewed hourly, the following few months daily, and the rest of the year on a weekly pass. Nothing is written unless the new rate differs from the current one by more than a rounding step, so your channels are not churned for a few cents.
